Preparing a Contract of Sale: We will prepare a contract that is compliant with the relevant state or territory laws. In order for us to do this, we will discuss any special conditions that you may need to have added to your contract (for example, an extended settlement period, early access to the purchaser’s deposit, any contract exclusions/inclusions etc) and explain your responsibilities under the relevant state or territory laws in terms of required seller disclosures

Contract Negotiation with Buyers: Responding in a timely manner to enquiries from potential purchasers (for example, purchasers may request changes to the contract as part of their offer), providing guidance to you and obtaining your instructions

Assist with the Signing and Exchange of Contracts: If you are happy with the contract and have accepted an offer from a buyer, the next step is usually for contracts to be signed and exchanged and for a deposit to be paid into the real estate agent’s trust account. We can assist with this process, though often it is the real estate agent that will organise this.

Coordinating with all Parties Involved: Between exchange of contracts and settlement, we will continue to engage with the buyer’s lawyer on your behalf (including to resolve any issues if they arise) and will also liaise with your discharging bank/lender and broker to ensure all of their requirements have been satisfied ahead of settlement

Prepare for and Attend to Settlement: On settlement day, we will organise for the financial settlement to be completed (i.e., payment of the full purchase price and any disbursements) and for all title documents to be electronically lodged and registered with the relevant state registry on an online platform, PEXA. You should receive your settlement funds on the same day, depending on your bank’s processing times

Post-Settlement: We will provide you with a final sale letter, which includes all the key information of your sale and any important documents to hold onto
